Why You Need to Stop Trying to Time the Real Estate Market Crash 

Many people pick up bad habits or follow the sub-optimal advice of so-called experts in finance. 

One misguided notion people tend to embrace is timing the market. You see it a lot for stock investing. 

But even in real estate investing, lots of folks operate under this premise. 

I’ve long advocated for people to dive right into conservative, linear markets that generate steady cash flows. 

No market timing or “waiting for the right moment.” 

However, you’ll often hear people say that the market is “overheated.” Therefore, they’ll play the waiting game and try to time the market. 

There’s one problem with this strategy. 

These people don’t consider the cost of waiting… especially in times where inflation is only getting higher. 

Say you have $100,000 in the bank and the current inflation rate is 10%. 

Here’s the cold, hard truth. That $100,000 you have in the bank will end up debased because of inflation.

Given that the inflation rate is 10% your $100,000 will be worth $90,000 in 2023. 

Basically, you lost 10% of your money. Those are the costs of holding money and trying to time the market.  

For real estate investing, this will not work.

Success in real estate is based on avoiding flashy, get-rich quick strategies. It’s also predicated on rejecting erroneous concepts such as market timing. 

Instead, you’re going to have to do no frills work on the back end.

Stuff like this seems boring and tedious, but it’s what will put you on the path to financial sovereignty.  

Your goal as an income property investor is to find properties in linear markets that generate reliable cash flows.

Doing anything outside of that will lead to thousands of hours and dollars lost.  

Your time and resources on this rock are limited. So it’s in your best interest to make the most of it by pursuing optimal wealth building strategies such as real estate investing. Specifically, investing in proven linear markets. 

This will ultimately separate the financially free from those still sprinting frantically on the hamster wheel of 9 to 5 work.
