Like so many entrepreneurs, Jason had a problem of his own that he wanted to solve. He wanted to be a nationwide income property investor, but there weren’t any systems in place back then to do it easily. Jason saw how easy it was to buy stocks, mutual funds or invest in Wall Street. Why wasn’t there a company that could advise people and say: here’s a game plan, here’s how to build a portfolio to retire on real estate, and to do it nationwide and diversify.

The Most Accessible Form of Real Estate

One of the tools that Jason and his team help people understand is something called the RV ratio, or the rent-to-value ratio. You might not want to be investing in your own city where you live, especially if you live on the West Coast of the United States, the expensive Northeastern markets or in South Florida where Jason lives. Those markets don’t make any sense. The properties that make sense for investment are bread and butter, necessity type houses that are inexpensive with good rent-to-value ratios.

Why You Should Love Debt

The bet we take on with rental properties is something called self liquidating debt. Debt that you don’t have to repay becomes an asset and with income property investing, the tenants and inflation pay the debt. What other business anywhere in the world can capture 30% to 40% of someone’s income every single month? Apple doesn’t do that. There is no business that does that, except housing. Think about it. Every single month, your tenant is paying 30% to 40% of their income to you, the landlord. No other business can capture that much of someone’s income. It’s a truly amazing asset class.
